Within the framework of the Human Development Goals, gentrification has been observed as an emerging phenomenon and, in the face of the health crisis, an unpredictable event in terms of its impact on the SDGs. The aim of this paper was to compare the theoretical structure of gentrification with an empirical observation of its indicators and factors in order to anticipate risk scenarios. A cross-sectional, psychometric and correlational study was conducted with a sample of 100 students attached to universities committed to the SDGs during the pandemic. The results show the prevalence of two of seven factors related to the end of poverty and peace with institutional justice. In relation to the state of the art where seven factors are found, this paper recommends extending the indicators in order to increase the percentage of variance and adjust the theoretical model to the empirical one.
